Building Operators ensure our buildings run smoothly and efficiently. They play a critical role in the business by ensuring that building systems are maintained and safe. The building operator stream allows for numerous growth opportunities within the team.
Assist in the efficient, effective and successful management of all base building equipment and systems. Ensure our buildings are being managed and maintained in a safe, presentable and environmentally friendly manner.
Ensure that building systems are being operated and maintained in a safe and environmentally responsible manner and in accordance with company policies and procedures.
Supervise the daily activities of the Operations department in one or more buildings. Warrant the efficient, effective and productive management of the physical plant facilities and operating staff.

The investments team plays a key role in analyzing and interpreting data, which ultimately influences strategy and decisions at the company. Property managers operate and maintain the properties under our care. A big part of their role is creating great experiences for the people who live or work in our buildings. There are numerous opportunities for career progression in the property management stream.
Delivers prompt and exemplary tenant service and is the primary contact for inquiries.
Performs administrative duties such as processing lease agreements and rental payments as well as providing exceptional tenant service.
Handles more challenging administrative tasks, including budget preparations, and supervises and trains other property administrators.
Assists the property manager in developing budgets and monthly reports, and also oversees tenant services and property administration.
Is responsible for operating and maintaining all properties within an assigned portfolio, as well as managing annual budgets.
Manages a large property or portfolio and oversees large operating and capital budgets.
Asset managers develop strategies to maximize the value and cash flow of the properties we manage. They conduct financial analyses, create annual budgets and business plans, manage risks and more. In essence, they act like a property owner and look out for the real owner’s best interests. The asset management job stream offers many opportunities for career development and advancement.
Provides financial analysis data for decision-making on acquisitions, dispositions, property development, appraisals and other asset management activities.
Conducts in-depth analysis related to asset valuation, analysis of lease transactions, capital spending, third-party appraisals, development, acquisitions and dispositions.
Develops property-level strategies to maximize asset value and cash flow and meet an owner’s objectives for its properties.
Directs asset management responsibilities for a diverse portfolio of properties.
Provides leadership across various departments and is accountable for portfolio performance.
Identifies growth opportunities and recommends value-maximizing and risk-mitigation strategies within a portfolio.
Develops long-term strategies to maximize growth opportunities, while helping asset management teams and people achieve their full potential.

Canadians Get a Start
Since 2015, GWLRA has been involved with the Calgary Catholic Immigration Society’s (CCIS) Power Engineering program. The program provides opportunities for new and existing immigrants to Canada to gain valuable Canadian experience in building operations.
I was a designer in China and became interested in building operations in 2017. After arriving in Canada, I developed my building maintenance skills through the CCIS Building Maintenance Worker Training Program, which led to an internship with GWLRA and valuable hands-on experience. I’m grateful to CCIS and GWLRA for the opportunity to start my career in building maintenance.”
We are grateful for GWLRA’s outstanding partnership and support of the CCIS program. Since helping launch the program in 2015, GWLRA has provided valuable work placements, mentorship and career-building opportunities for 55 students, helping them develop confidence, technical skills and strong foundations for their careers.”
Summer Student Program
Each year, our Summer Student Program gives university and college students passionate about real estate the opportunity to build new skills.
The Program begins in early May with executive-led orientation, practical career advice and welcoming socials that introduce students to GWLRA’s people, opportunities and culture. From there, students visit several buildings, learning how teams manage properties, solve everyday challenges and create welcoming experiences for everyone who uses these spaces. Finally, students work in groups on a case study, explore real business questions and apply practical skills before presenting recommendations to GWLRA’s Executive Committee.
